I am a single property landlord with a 100% positive feedback, only to have a Tennant who abused my property, ruining carpets, oven, lino and walls etc, inc trying to make complaints to officials all of whom accused and blamed the tenant for all of their so called problems.
I my deposits co uk/tenants photographs through my agents as well as their own pics, information etc.
I was awarded £20 when it cost me hundreds and I had only asked best free picks today half the costs without any charge for labour.
An absolute joke and was told by my agents that I couldn't have contact at all with the company and they couldn't have the decision reviewed.
I am still shocked as well as down financially.
Sent them all the evidence, emails, photos of damage which was already there when I moved in.
Emailed chain of incompetence from letting agents and all they have done it seems is simply half the deposit and give me half and the landlord half back.
Was in property 18 months and they have blamed me for paint peeling off a small area of bathroom ceiling amongst many other things I did not do.
Takes them forever to give you the "result" but it is plainly obvious there is no fair assessment or adjudication at all.
What an absolute joke and an insult to honest tenants everywhere.

Requested release of deposit but 1 week later, i was told no request was made.
Had to provide bank details twice.
Dispute procedure very poor and drags for months so they can keep your money.
They deliberately make things hard so that they can make profits with your deposits.
After 3 months told deposits has been paid out but see more take weeks to arrive in my account because its bank transfer.
UK bank transfer is usually same day but only God knows where their bank operates from?
As a landlord, I'll never use My Deposit Scotland again.
Avoid them as there a lot of decent schemes out there.
If I could give zero stars I would.
They then lied again saying they had been trying my deposits co uk/tenants contact me - no contact received.
Not holding my breath.
I'm a private landlord and I have probably protected 20 or so deposits with them.
Each and every time I release one the tenant comes back to me asking what to do next and they want to know where their money is.
I then have to go through the rigmarole of explaining how the process works and that my deposits have the money, not me.
In my opinion, my deposits make the refund process deliberately opaque and complicated so the tenant just gives up.
It is quite simple - my deposits need a clear and coherent set of procedures the tenant can follow to recoup their money quickly and efficiently.
I will be protecting future deposits with a different scheme from now on.
You don't have much of a choice as a tenant as to who is used, but I simply don't understand anybody, landlord or tenant who would use these people.
As a tenant, I have lived all over the place for 20 years and have never once had an issue with a deposit.
My former landlord ripped me off, and actually, by the end of dealing with my deposit scotland for 4 months merely trying to get my actual share of the deposit back, before disputing the other part, Link was utterly exasperated.
The software, website and personnel or hopeless, inept, and bereft of any ability to offer assistance.
Nothing works as it should, everything took an age, and the dispute was a joke.
Its clear why my big corporate landlord picked them.
They put no effort into the dispute, and were horrible to deal with.
No private landlord ever caused me this much pain.
Ergo they are clearly not fulfilling their role.
TL:DR - It took four months and tens of phone call just for them to refund the money that wasn't in dispute.
Imagine having a dispute with them.
There should be a zero rating option here.
Awful company to deal with if you have issues with your deposit refund,they ignore emails, lose things and request again.
This has to be the worst deposit protect scheme, and I guess dodgy landlords know that!
Threaten legal action with your primary landlord if dealing with an Agent as your contract is with them.
These idiots will have you waiting longer than 2-3 mths!
IT is useless and they have no idea when it will get fixed.
You cannot register unmarried female tenants on their system.
You cannot print out prescribed information that landlords have to pass to tenants by law.
Oh and they don't answer the phones - perhaps people are calling for IT help or just to complain Pretty much totally incompetent.
Very rude and aggressive on the phone.
Wrote to my tenants telling them the deposit was not secure, despite having it secure in my account.
Refused to apologise or inform tenants that the deposit had been secured.
Again, if could give 0 stars I would.

Awful experience to get your deposit back, even once pre-agreed with Landlady and Estate Agents.

Never ever use, if your agents use them advise otherwise if I could give no stars I would.
I disputed my deposit with landlady, never having done this before I put my dispute into my deposits, then went out of country for a week.
On my return I had an email saying I had 3 days left to send my evidence.
I did this got an automated reply and thought nothing more until they emailed me to say they had my deposits co uk/tenants my dispute due to my evidence not getting to them on time.
I called my deposits and was told that the dispute team had no email address or phone number for me to speak to.
I my deposits co uk/tenants then told I hadn't filled out a form, so I filled out and sent it only to be told that it will make no difference.
I have never done this before and had no idea what to do and received no help or guidance from these people who boast they are there to help tenants.
I have now sent 3 emails with proof I was out country and proof of emails I sent and the confirmation emails I received.
Have I now lost all my deposit as my landlady was only taking a cut???
Now they have handed my £1800 to the worst landlady ever.
Even the agents refused to relist her property.
Allowed a landlord to rip me off.
They awarded the landlord the entirety of my deposit £720 unlawfully.
They are a complete scam, do not trust them.
I left my tenancy on September 2017.
They wanted to keep 250£ out of the blue with no bill.
I raised my first disput in October with mydeposit.
They totally ignored the fact that the landlord keept all my deposit illegally for 6 months and has not produced any evidences of the money claimed.
I still have not my deposit back.
It is a shame.
Also their help line is totally ineficient.
They give bad advice.
The only way to go now is to raise a case in small court 150£ I hope they ll be punished to keep my money illegally.
Anybody able to advise me privately?

Appalling service, terrible communication, totally inflexible procedures.
Taken over 5 months of chasing including a time consuming formal complaintnow informed I my deposits co uk/tenants a court order.
Possibly one member of staff who has half a clue of what they are doing.
As a landlord, I have found this my deposits co uk/tenants to be unprofessional and grossly inefficient with poorly trained staff asked to do jobs well above their ability.
I cannot imagine how this company managed to be government registered to hold large sums of tenants' money.
Terrible company, particularly Helen Stanley, who is rude, unhelpful and unpleasant.
My lettings agent refused to give me my £1650 deposit back within the 10 days, then tried to illegally take £350 off, threatened and intimidated me - basically broke every rule there is and I still had to drop my dispute with mydeposits and accept the £350 loss because they were so incompetent I was scared I wouldn't get any of the my deposits co uk/tenants back.
I filled out all the forms and everything they asked and they kept emailing me asking me for things I had already sent, or things they hadn't''t asked for - saying if they didn't get it in a few days they would close the dispute and leave my deposit completely unprotected.
When I called to try and sort it out, Helen Stanley was incredibly unhelpful.
When I asked her to email me to confirm our conversation, I was told that she had already spent far too much time on my case and that she wasn't wasting anymore time on me.

As a tenant wanting to dispute claims from the landlord, my experience was totally negative.
This company looks to read more a fraud: they kept asking over and over for the same information.
They sent an email on Friday evening, asking - again - for information, the following Monday morning, they sent another as a closure of the process.
